Death cases/ Blood Relation / Allotment Transfer
DDA Mutation refers to the official process of updating the ownership records of a property in the Delhi Development Authority (DDA). When a property is inherited or transferred through a gift or will, the new owner's name needs to be recorded in DDA’s records. This process is called Mutation.
Mutation ensures that government records reflect the current, rightful owner of the property. This process is important as it establishes legal ownership of the property and is required for the transfer of ownership to be recognized by the government and financial institutions.

Mutation in Case of Death (Without Will / Natural Succession)
Required Documents:
- Application Form
- Death Certificate
- Affidavit by legal heirs (on ₹10/- stamp paper) stating:
- No Will was executed
- List of all surviving legal heirs
- Indemnity Bond (on ₹100/- stamp paper)
- Relinquishment Deed (if applicable) from other legal heirs (duly registered)
- Copy of Possession Letter/Allotment Letter
- Proof of identity & residence of all legal heirs (Aadhaar, PAN, etc.)
- Copy of allotment documents
- NOC from Society (if applicable)
Mutation through Registered Will (on death of allottee)
Required Documents:
- Death Certificate
- Copy of Registered Will
- Probate from the court (if required)
- Affidavit by beneficiary
- Indemnity Bond
- NOC from other legal heirs (if applicable)
- Identity & Address proof of beneficiary
Mutation in Case of Transfer by Blood Relation / Gift Deed
Required Documents:
- Gift Deed (Registered) upon permission
- Affidavit by transferor and transferee
- Relationship proof (Birth Certificate, Aadhaar, etc.)
- Indemnity Bond
- Identity & Address proof of both parties
Mutation on the Basis of Alive Transfer / Deletion / Inclusion of co-allottee
Required Documents:
- Indemnity Bond duly registered
- Affidavit by transferee
- Proof of Identity & Address of transferee
- Copy of property documents
- NOC from Society (if applicable)
- Possession Letter or Possession Slip

Time frame: Mutation typically takes around 2–3 months after submission of documents.
